Dear Mary, Sorry it's taken me so long to write this letter. I just can't believe we've been here in Charlotte for one year. Needless to say, this could not have happened without your help. As you know, we were faced with 2 dilemmas. The first was a short turnaround. I wanted to move in 30 days. The 2nd dilemma was "should we use a friend to sell our home". Judy and I could not have made a better decision. First of all, we knew that if you didn't sell our house in the specified amount of time, we would still be friends. But that wasn't an issue since you did it in 24 days, just based on your personal list of prospective buyers. And furthermore, we really had to feel comfortable with who had access to our home. The service and follow thru that you provided far surpassed what we expected. You served not only as a broker, but as our advocate. We were never concerned whether or not our buyers were receiving the correct information. They were! And then, Mary, was the closing. Because of all the work you did, the closing went quickly and smoothly. Not one glitch...and I should know, since I've had several closings in my life. So here we are in Charlotte, realizing that you are not only a great broker, but a wonderful friend. We miss you very much, and look forward to visiting you in the near future. When you look at a house that needs work, try to imagine it with fresh paint, refinished floors and new carpet. Consider the attractive features of the home. Would it get more sunlight if the draperies were opened and the windows cleaned? Does the back yard have potential?
Try to distinguish between the cosmetic condition of the house and the state of its structure and major systems.
